Believe it or not, home ownership is getting less–a little less, but still–expensive in Toronto and southern Ontario.

But while prospective homebuyers can celebrate the fact that we are moving away from the frantic bidding wars and ever-climbing prices that have defined much of the post-pandemic era, housing is not exactly cheap and in Toronto, many luxurious properties are still selling for well over $5 million. 

According to real estate website and brokerage Zoocasa, five homes in the city recently sold for well over Toronto’s average selling price of $1,110,924–a sign that there’s still a lot of housing in the city that commands a big investment. 

Here’s a look at five of the most expensive homes to change hands in the city in March 2025:


63 Pears Ave.

Elegant but a little daring, this modern home almost feels like a brand new luxury hotel. The four-bedroom, five-bathroom North-Midtown home sold for $7,200,000 after being listed for $7,800,000. Called a “true architectural gem,” the house boasts white oak finishes, unique marble accents, a striking living room with 18-foot ceilings, a designer kitchen, custom wine storage, a glass shoe display case, a gym and ample outdoor space. The house, which is close to Ramsden Park and Yorkville, also includes an elevator.

This spacious seven-bedroom, six-bathroom house in Toronto’s upscale Rosedale neighbourhood recently sold for $6,000,000 after being listed for $6,500,000. A classic, European-style residence, the home sits on a 7,800-foot lot and features a sunny interior with windows that look like they date back centuries (in a good way). The house also features a large dining and living room, a gourmet kitchen, a large study with a fireplace, spa-like bathrooms and a luxurious backyard with a fireplace, gardens and a jacuzzi. 


32 Ava Rd

This Forest Hill house sold for $5,600,000 after hitting the market at $5,995,000. Boasting six bedrooms and six bathrooms, the Georgian-style home boasts high-end finishes, a five-car driveway and detached garage, a yard with an award-winning Adam Gracey stone patio, hardwood and marble floors, in-ceiling Sonos speakers, and a large dining room with Wainscot panelling. This newly built Lytton Park house sold for $4,999,999 after being listed for $5,545,000.
